Meade & Associates provides honest and ethical appraisals for Kenton County

Honesty and Integrity: Meade & Associates

We think of what we do as a profession. Requirements to become a licensed appraiser have become more difficult than ever before. So it goes without question these days that real estate appraisal can unquestionably be considered a profession as opposed to a trade. In our field, as with any profession, we must follow strict ethical considerations.

We have quite a few obligations as appraisers, but our main duty is to our clients. Typically, for a regular residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Thereon, appraisers are privy to a lot of information, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you desire to review an appraisal report, you normally should request it from your lender instead of the appraiser.

Other responsibilities include accurate figures appropriate to the scope of the report, reaching and maintaining an appropriate level of competency and education, and the appraiser must conduct him or herself as a professional. Here at Meade & Associates, we take these ethical responsibilities very to heart.

Appraisers will frequently be obligated to consider the interests of third parties, including homeowners, both buyers and sellers, or others. Generally the third parties are clearly defined in the appraisal report. An appraiser's fiduciary responsibility is restricted to those parties who the appraiser is aware of, based on the scope of work or other things in the framework of the order.

Meade & Associates has worked hard for its track record for producing appraisals with the highest of ethics. To learn more, contact us.

There are also ethical standards that have nothing to do with whom we share information. For example, appraisers must be able to produce their work files for at least five years - at Meade & Associates you can rest assured that we abide by that rule.

We meet or exceed the industry standards and rules set in place for professional behavior. We won't accept anything less from ourselves. Accepting orders based on contingency fees is never an option. That is, we don't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. There's a definite conflict of interest if an appraiser can report a greater value and then get paid more money!

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") clearly defines unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can rest easy knowing we are doing everything we can to get you an accurate home or property value.

With Meade & Associates, you can be assured of 100 percent ethical, professional service.
